FHA is the most misunderstood loan in the market. People treat it as the loan you settle for. In reality it is a specific tool with specific tradeoffs, and for a large share of Spokane buyers it is the difference between owning this year and waiting two more.

The tradeoff nobody explains properly
FHA charges mortgage insurance, and on most modern FHA loans that insurance stays for the life of the loan. It does not fall off as you build equity the way private mortgage insurance does on a conventional loan.
That single difference is the whole decision. If you plan to hold the home a long time, the insurance that never ends can outweigh the easier approval. If you plan to refinance once your credit improves, or to move within a few years, it often does not.
This is a math question, not an opinion. Will builds both columns for the actual house you are considering: the FHA payment, the conventional payment, the cash to close on each, and what the payment looks like in year eight once conventional mortgage insurance drops. The answer is usually obvious once you see it side by side.
The Spokane wrinkle: property condition
A lot of Spokane housing stock is older. The South Hill, Browne's Addition, West Central, and much of the Valley are full of homes built decades ago, and FHA applies Minimum Property Standards covering peeling paint on pre-1978 homes, roof condition, and working systems.
On a home that needs work, an FHA appraisal can generate repair requirements a seller may not want to handle, especially with a conventional offer sitting next to yours. That is not a reason to avoid FHA. Common questions
Is FHA only for first-time buyers?
No. FHA has no first-time buyer requirement. That is probably the most persistent myth in the business.
Can I get rid of FHA mortgage insurance later?
On most current FHA loans, not by waiting. The usual path is refinancing into a conventional loan once your credit and equity support it. Many borrowers do exactly that, though no future refinance is ever certain since it depends on your income, credit, and market conditions at the time.
What credit score do I need for FHA?
FHA sets program minimums and individual lenders apply their own requirements on top. Rather than guessing, Will can pull your credit with your permission and tell you which programs you qualify for today and what would move you into a better tier.
Can my parents help with the down payment?
