How Much Do You Actually Need for a Down Payment in Spokane?

The short version
The minimum down payment depends on the loan program, not on the house.
- VA loans: zero down for eligible veterans, service members, and certain surviving spouses, subject to entitlement.
- USDA loans: zero down on eligible rural properties, subject to income and map eligibility.
- FHA loans: a low minimum percentage, with more flexible credit requirements.
- Conventional loans: a low minimum percentage for many qualified buyers, with mortgage insurance that can be removed later as equity builds.

Where twenty percent came from
