VA Home Loans in Spokane

A VA loan is the strongest benefit most veterans never fully use. Will Flanigan walks you through eligibility, entitlement, and what the payment actually looks like before you write an offer.

Fairchild Air Force Base sits fifteen minutes west of downtown Spokane, and the veteran population across Spokane County and Kootenai County reflects it. Will Flanigan has been originating loans since 2005 and handles VA files across both sides of the state line, so a Spokane buyer looking at Post Falls or Coeur d'Alene does not need a second loan officer partway through.

What makes a VA loan different

Down payment

VA financing allows eligible borrowers to purchase without a down payment, subject to entitlement and program guidelines.

No monthly mortgage insurance

Unlike FHA and most low down payment conventional loans, VA carries no monthly mortgage insurance premium.

The funding fee

Most VA loans include a one time funding fee that can be financed. Veterans receiving service connected disability compensation are generally exempt.

Assumable

A VA loan can be assumed by a qualified buyer, which can matter a great deal when you sell.

Who is eligible

Eligibility runs off service history, and the requirements differ for active duty, National Guard, Reserves, and veterans. Surviving spouses of service members who died in the line of duty or from a service connected disability may also qualify.

The document that proves it is the Certificate of Eligibility. Will can help you request one, and in most cases it comes back quickly through the automated system. You do not need it in hand to start the conversation.

Entitlement is the part people get wrong. Having used a VA loan before does not mean you cannot use one again. Entitlement can be restored after a sale, and remaining entitlement can often be used on a second purchase. If someone told you that you already used yours up, it is worth a second look.

What Will actually does on a VA file

  1. Confirms eligibility and entitlement firstBefore you tour anything, so the pre-approval is built on the real picture rather than an assumption.
  2. Runs the full paymentPrincipal, interest, taxes, homeowners insurance, and the funding fee treatment. Not just principal and interest.
  3. Talks to your agent directlySo the pre-approval letter says what the listing agent needs to see, and so nobody writes an offer that the appraisal cannot support.
  4. Handles the VA appraisal and Minimum Property RequirementsVA has property condition standards. Knowing them before you write is the difference between a smooth file and a renegotiation.
  5. Stays the point of contact through closingSame person from the first call to the keys.

The VA appraisal, and why it matters in Spokane

Much of Spokane's housing stock is older. VA appraisals include Minimum Property Requirements covering things like functioning systems, roof condition, and safety items. On a home that needs work, those requirements can generate repairs a seller may not want to handle.

That is not a reason to avoid a VA loan. It is a reason to talk about the specific property before you write, which is a conversation Will has with your agent as a matter of course.

Common questions

Can I use a VA loan more than once?

Yes. Entitlement can be restored after you sell and pay off a prior VA loan, and remaining entitlement can often support a second purchase. This is the single most common thing veterans are told incorrectly.

Do I have to be a first-time buyer?

No. VA financing has no first-time buyer requirement.

Is the funding fee always charged?

Not always. Veterans receiving service connected disability compensation are generally exempt, and certain surviving spouses are as well. Will confirms your status rather than assuming it.

Can I buy in Idaho with a VA loan through Will?

Yes. Will is licensed in Washington and Idaho, so Coeur d'Alene, Post Falls, Hayden, and Sandpoint are all in range with the same loan officer.

What credit score do I need?

VA itself does not publish a minimum score, but lenders apply their own requirements. Rather than guessing, Will can pull your credit with your permission and tell you where you stand today.

Can I use a VA loan for a multi-unit property?

In many cases yes, up to a limited number of units, provided you occupy one of them as your primary residence. It is a real strategy for veterans who want to start building rental income.

How long does a VA purchase take to close?

It depends on the contract, the appraisal calendar, and how quickly documents come together. Will will not promise a closing date before he sees the file, but he will give you a realistic timeline once he has your documents and the purchase agreement.
