Spokane Valley Home Loans with Will Flanigan, NMLS #210976

Will Flanigan is a loan officer with NEXA Mortgage, licensed in Washington, Idaho, and Arizona. He works with buyers and homeowners across Spokane Valley, Liberty Lake, Greenacres, Otis Orchards, and Millwood.

Why Spokane Valley is its own market

Spokane Valley is not a suburb people pass through on the way to somewhere else. It is the second largest city in Spokane County, with its own school districts, its own employers, and price points that often behave differently than the City of Spokane or the South Hill.

That matters for financing. A buyer looking at a 1970s ranch off Sprague is running a different set of numbers than a buyer looking at newer construction in Liberty Lake. Appraisal comparables, property condition, and the loan programs that fit are not the same across those two searches. Working with someone who reads Spokane Valley listings every week is different from working with a call center.

Loan programs that come up most often here

Conventional loans. The default for buyers with reasonable credit and a down payment. Down payments can start well below twenty percent, with mortgage insurance that comes off once you build enough equity.

FHA loans. Built for buyers with lower credit scores or a thinner down payment. FHA has property condition standards, which is worth knowing before you write on an older Valley home that needs work.

VA loans. Fairchild Air Force Base is a short drive west, and there is a real veteran population throughout the Valley. VA financing allows qualified veterans and service members to buy with no down payment, subject to entitlement and program guidelines.

USDA loans. Parts of eastern Spokane County near Otis Orchards and outward can fall inside USDA eligible areas. Eligibility is drawn by map and by household income, and the maps change, so it has to be checked address by address.

Jumbo and Non-QM. Liberty Lake and the higher end of the Valley produce files that exceed conforming limits, and self-employed buyers often need bank statement documentation rather than tax returns.

What Will actually does on a Spokane Valley file

He looks at your income, credit, and the property before you write an offer, not after. He tells you what the monthly payment realistically looks like with taxes and insurance included, not just principal and interest. He talks to your agent so the pre-approval letter matches what the listing agent needs to see.

Will does not quote a rate to strangers on the internet, because a rate that is not tied to a real credit profile, loan amount, property type, and lock period is a marketing number, not a quote.

Working with a local agent

If you are already working with a Spokane Valley Realtor, Will is happy to coordinate directly with them. If you are not, he knows agents throughout the Valley and can make an introduction without any obligation. He does not take a referral fee for that, and you are free to work with anyone you like.

How do I know what I can afford in Spokane Valley?

Affordability is not one number. It is the payment you are comfortable with, the payment the program allows, and the payment the property taxes and insurance on that specific house create. Will runs all three before you start touring homes so you do not fall in love with something outside the range.

Can I buy in Spokane Valley with less than twenty percent down?

Yes. Conventional financing allows down payments well under twenty percent for qualified buyers, FHA allows less, and VA can allow zero down for eligible veterans. Each option changes the monthly payment and the mortgage insurance picture, so it is worth comparing them side by side rather than assuming one is best.

Are Spokane Valley property taxes different from Spokane?

Tax rates vary by levy code, school district, and city limits, so two homes a mile apart can carry different tax bills. Will pulls the actual tax figure for the address you are considering rather than using a countywide average, because the difference shows up in your monthly payment.

What credit score do I need?

Program minimums vary and lender overlays exist on top of them. Rather than guessing, Will can pull a credit report with your permission and tell you exactly which programs you qualify for today and what would move you into a better tier.

How long does a Spokane Valley purchase take to close?

It depends on the contract date, the appraisal calendar, and how fast documents come in. Will will not promise a specific closing date before he sees the file, but once he has your documents and the purchase agreement he will give you a realistic timeline and tell you what could move it.
